Home Remodeling in Waldo

Waldo's bungalows were built for 1925 — one bathroom, a galley kitchen, and craftsmanship worth keeping. We update the first two and honor the third.

Est. 2020 · Harrisonville, Missouri · Serving Waldo

Waldo is about a thirty-five-minute drive from our shop, just south of Brookside — and its houses ask for the same careful hands.

The bungalows and shirtwaists that line Waldo's streets went up mostly between the 1910s and the 1940s, when one bathroom was standard and the kitchen was a workroom at the back of the house. A century later those two rooms are where nearly every Waldo remodel starts — and doing them right means working honestly with plaster walls, original trim, and plumbing that's seen a few generations.

We treat Waldo the way we treat neighboring Brookside: as pre-war housing stock that deserves restoration-grade carpentry, scoped up front in a line-item proposal instead of discovered in change orders. Jesse and Dylan are on the jobsite, and the finish work sits comfortably next to what the original builders left.

The Homes of Waldo

The classic Waldo project is the bathroom. Many of these houses still run their single original bath, and the two paths forward — rebuilding it properly, or finding space for a second — are both work we know well. Rebuilds get real tile and finishes that fit the house; additions depend on layout and plumbing runs, and we'll tell you honestly in the consultation which your house can support.

Kitchens come next: galley layouts that want light and connection to the living space. Opening a pre-war kitchen takes more care than opening a suburban one — plaster, old framing, and load paths all have opinions — but done right, a Waldo bungalow kitchen becomes the heart of the house without the house losing its era.

Common Questions

Waldo Remodeling FAQs

Can you add a second bathroom to a one-bath Waldo bungalow?

Often, yes — it depends on the layout and where the existing plumbing runs. Some houses have a closet or back-of-house corner that converts cleanly; others are better served by rebuilding the original bath well. We'll assess yours honestly in the consultation and price both paths as line items so you can compare.

Who handles permits for a Waldo remodel?

Waldo is Kansas City proper, so remodeling permits run through the City of Kansas City, Missouri. We handle the permitting legwork and inspections as part of the project.

What surprises should I expect inside a 1920s Waldo house?

The honest answer: plaster that has to be worked around or redone, plumbing and wiring from earlier generations, and framing that predates modern code. None of it is a dealbreaker — it's normal for the era — but it should be scoped before the work starts, not discovered midway. That's what the consultation and line-item proposal are for.
