Overland Park is really two cities wearing one name. North of I-435, the streets are lined with ranches and split-levels from the 1960s and '70s — solid mid-century homes ready for opened-up kitchens and rebuilt baths. South of it, the two-stories of the '80s through the 2000s carry the other classic project list: unfinished basements, builder-grade finishes, and backyards waiting for a real deck.
