Grandview's ranches and split-levels are some of the best remodel value in the metro — solid bones, honest neighborhoods, and rooms ready for better.

Grandview is twenty-five minutes straight up US-71 from our shop — the same highway we drive every day.
Grandview grew up in the post-war decades, and its housing shows it: ranches and split-levels from the 1950s through the '70s, built solid and sized sensibly. Most have been updated once or twice over the years, and most are due again — kitchens still wearing decades-old cabinets, bathrooms that predate walk-in showers, and basements that were never finished at all.
These houses are exactly the kind of remodel we like: good structure, honest scope, and real payoff. We bring the same owner-led crew and line-item proposals we run everywhere in our range, and because Grandview sits right on our route north, scheduling is easy.
The post-war ranch is a remodeler's friend: single-level structure, straightforward framing, and floor plans that open up well. In Grandview that usually means taking the kitchen from closed to connected, replacing original bathrooms with real tile and walk-in showers, and pulling hardwood back out from under carpet where it's been waiting.
Split-levels carry their own opportunity — the lower level is half-basement, half-living-space, and finishing it properly adds a family room without adding a foundation. As with every basement-adjacent project, moisture gets evaluated before finishes go in. We'll tell you straight what your house needs first.
Genuinely, yes — Grandview is about twenty-five minutes from our Harrisonville shop, directly up US-71. It's on the route we drive to half our projects, which makes scheduling straightforward and jobsite presence easy.
Remodeling and basement-finishing permits run through the City of Grandview, and we handle the permitting legwork and inspections as part of the project. It's built into the proposal, not an extra.
Usually, yes — ranches take well to opening up because the spans are manageable and the structure is simple to assess. The kitchen-to-living wall is the typical candidate. We evaluate whether yours is load-bearing during the consultation and price the structural work as its own line item.
